CBI Files 21st Chargesheet in Mumbai Homebuyer Fraud Case, Five Former Acme Directors Named

New Delhi, September 28: The Central Bureau of Investigation (CBI) has filed a fresh chargesheet against five former promoters and directors of a Mumbai-based real estate company in connection with an alleged homebuyer fraud case linked to the Acme Boulevard housing project in Jogeshwari (East), Mumbai.
According to officials, the latest filing is the 21st chargesheet submitted by the central agency in the wider case involving allegations of cheating homebuyers and diversion of funds by builders and their associates.
The chargesheet names erstwhile promoters and directors of Acme Realties Private Limited and its holding company, Acme Housing India Private Limited. The CBI has placed the chargesheet before a special CBI court in Mumbai.
CBI alleges homebuyers were given false assurances
The investigation concerns alleged irregularities associated with the Acme Boulevard housing project. According to the CBI, the accused builder company and its promoters or directors allegedly induced prospective homebuyers to invest money by making false assurances and providing representations that were allegedly misleading.
The agency has alleged that the accused obtained financial benefits through what it described as illegal and deceptive means.
The allegations form part of a larger investigation into suspected financial irregularities in the real estate sector, particularly cases involving homebuyers who allegedly paid money for housing projects but later faced financial or other difficulties.
The CBI has presented its findings before the court through the chargesheet. The allegations, however, will be subject to judicial proceedings.
Criminal conspiracy and cheating among charges
The chargesheet has been filed under provisions of the Indian Penal Code dealing with criminal conspiracy, cheating, criminal breach of trust and dishonest receipt of stolen property, according to the CBI statement.
These sections relate to allegations that the accused persons were involved in a coordinated scheme and allegedly used deceptive representations in dealings with homebuyers.
The filing of a chargesheet marks the completion of the investigation stage covered by that particular filing, but it does not by itself establish guilt. The allegations will be examined by the court during the legal proceedings.
CBI investigating several other builder-related cases
The latest development is part of a much broader investigation being conducted by the CBI.
The agency said it is currently investigating 32 other cases registered following directions from the Supreme Court. These cases concern allegations against various builder companies as well as unidentified officials of financial institutions.
According to the CBI, the cases involve allegations of cheating and diversion of funds affecting homebuyers.
The agency has previously filed 20 chargesheets in related matters against several real estate companies and individuals associated with them.
Among the companies named in earlier chargesheets are Rudra Buildwell Constructions, Jaypee Infratech, AVJ Developers, CHD Developers, Logix City Developers, Ninex Developers and Ajnara India, along with officials of certain banks and financial institutions.
Wider focus on homebuyer-related financial irregularities
The series of investigations reflects the CBI’s continuing examination of allegations involving real estate projects and the handling of money collected from homebuyers.
For people purchasing homes, payments made during the construction stage often represent a substantial portion of their savings and financial commitments. Allegations of misrepresentation, non-utilisation of funds for their intended purpose or diversion of money can therefore lead to prolonged disputes and legal proceedings.
In the Acme Boulevard matter, the CBI’s latest chargesheet focuses on the alleged conduct of five former promoters and directors of Acme Realties and its holding company.
The agency’s investigation and the evidence submitted through the chargesheet will now be considered as part of the court proceedings.
The case is among a series of builder-related matters being pursued following the Supreme Court’s directions, with the CBI continuing to examine allegations concerning homebuyers, real estate companies and financial institutions.
As the proceedings move forward, the court will determine the legal issues and the culpability, if any, of the accused persons.
