CBI Files 21st Chargesheet in Homebuyers Fraud Cases, Names Five Former Acme Realties Promoters

Mumbai: The Central Bureau of Investigation (CBI) has filed its 21st chargesheet in its ongoing probe into alleged large-scale fraud involving homebuyers. The latest chargesheet targets five former promoters and directors of Acme Realties Private Limited and its holding company, Acme Housing India Private Limited, in connection with alleged financial irregularities linked to the residential project “Acme Boulevard” in Mumbai.
The chargesheet has been filed before the Additional Chief Judicial Magistrate (ACJM), CBI Cases, 3rd Court, Esplanade Court, Mumbai.
According to the CBI’s investigation, the accused builder company and its promoters/directors allegedly attracted and induced homebuyers by making false assurances and representations regarding the housing project. The agency alleges that buyers were persuaded to invest their money on the basis of these representations and that the accused subsequently obtained financial benefits through allegedly illegal and deceptive practices.
The investigation was launched to examine allegations that homebuyers were allegedly misled during the process of purchasing properties in the Acme Boulevard project, situated at Village Majas, Sarvodaya Nagar, Jogeshwari (East), Mumbai.
During the course of its investigation, the CBI said it collected substantial evidence concerning the alleged conduct of the accused. Based on the material gathered, the agency has filed the chargesheet before the competent court under relevant provisions of the Indian Penal Code (IPC) relating to offences including criminal conspiracy, cheating, criminal breach of trust and dishonest receipt of stolen property.
The latest action is part of a much larger investigation into alleged fraud and diversion of funds affecting homebuyers across the country. The CBI is currently investigating 32 other cases registered following directions of the Supreme Court. These cases involve various builder companies as well as unidentified officials of financial institutions and relate to allegations of cheating, financial irregularities and diversion of funds meant for housing projects.
21st chargesheet in wider homebuyers probe
The latest chargesheet against the former promoters/directors of Acme Realties marks the 21st chargesheet filed by the CBI in this series of homebuyers fraud cases.
Before the latest filing, the agency had submitted 20 chargesheets against several prominent real estate companies and their promoters, directors and associated officials. These cases include investigations involving Rudra Buildwell Constructions Pvt. Ltd., Dream Procon Pvt. Ltd., Jaypee Infratech Ltd., AVJ Developers (India) Pvt. Ltd., CHD Developers Pvt. Ltd., Sequel Buildcon Pvt. Ltd., Logix City Developers Pvt. Ltd., Manju J Homes India Ltd., Shubhkamna Buildtech Pvt. Ltd., Ninex Developers Ltd. and Decent Buildwell Pvt. Ltd.
The earlier chargesheets also covered companies including Rudra Buildwell Projects Pvt. Ltd., Ithaca Estate Pvt. Ltd., LGCL Urban Homes (India) LLP, Saha Infratech Pvt. Ltd., MKHS Housing LLP, Ozone Urbana Infra Developers Pvt. Ltd., Earthcon Universal Infratech Pvt. Ltd. and Ajnara India Ltd.
In some of these investigations, officials associated with banks and other financial institutions have also been named as accused or examined in connection with the alleged irregularities.
Focus on protecting homebuyers
The CBI’s continuing investigation highlights the agency’s focus on cases in which ordinary homebuyers allegedly suffered financial losses after investing their savings in residential projects.
For many buyers, purchasing a home represents a significant financial commitment, often involving years of savings and long-term loan obligations. Allegations of misleading assurances, stalled projects or diversion of funds can therefore have serious financial and personal consequences for affected families.
The agency is continuing to examine the circumstances surrounding the Acme Boulevard project and the alleged transactions connected with it. Further investigation may also establish whether additional individuals or entities were involved in the alleged activities.
The filing of a chargesheet represents the CBI’s findings based on the evidence collected during its investigation, while the allegations against the accused will be subject to judicial consideration and the legal process.
The CBI has reiterated that it remains committed to ensuring accountability in cases involving economic offences, corruption and public fraud, particularly where alleged wrongdoing affects the interests of ordinary citizens and homebuyers.
Further investigation in the wider group of cases is continuing.
