ED Searches Seven Premises Linked to Vatika Group in Plot Fraud Case

The Enforcement Directorate (ED), Gurugram Zonal Office, has conducted searches at seven residential and business premises linked to M/s Vatika Limited and its promoter-directors across the Delhi-NCR region.

The searches were carried out on August 25, 2026, under the provisions of the Prevention of Money Laundering Act (PMLA), 2002, as part of an ongoing investigation into alleged financial irregularities and non-delivery of residential plots.

The ED had registered an Enforcement Case Information Report (ECIR) against Vatika Limited, its promoter-directors Anil Bhalla, Gautam Bhalla and Gaurav Bhalla, along with others. The case is based on multiple FIRs registered by the Economic Offences Wing (EOW) of Delhi Police under various sections of the Indian Penal Code, 1860.

According to the ED’s investigation, a similar pattern was allegedly found in transactions linked to the “Vatika India Next” and “Vatika India Next-2” projects.

The agency said substantial amounts were collected upfront from complainants for the allotment and sale of residential plots. However, a significant number of the promised plots were allegedly not delivered even after several deadlines had passed.

The investigation found that approximately ₹260.30 crore was received from the victim entities between 2010 and 2012. Of this, plots worth around ₹120 crore were reportedly delivered, while the remaining plots allegedly remained undelivered for nearly 14 years despite repeated efforts by the affected entities to secure them.

The ED has also alleged the involvement of several land-owning and group entities, along with key individuals associated with the Vatika Group.

According to the agency, 14 plots from the same project were also allegedly sold to third parties without obtaining the required consent from the victim company.

During the search operations, the ED recovered and seized several incriminating documents and digital devices. These included property-related documents linked to the promoters and directors of Vatika Limited, audited financial statements, Tally data, records relating to the movement and alleged diversion of funds, and details of payments received from complainants.

The agency also seized or froze three high-end luxury vehicles, jewellery and bank accounts/securities with an aggregate value of approximately ₹33 crore under the provisions of the PMLA.
