CBI Files 19th Chargesheet in Homebuyers Fraud Cases Against Earthcon Universal Infratech and Its Directors

New Delhi: The Central Bureau of Investigation (CBI) has filed its 19th chargesheet in a series of investigations into alleged fraud involving homebuyers across the country. The latest chargesheet has been filed against M/s Earthcon Universal Infratech Pvt. Ltd. and its directors in connection with alleged fraudulent activities linked to its residential housing project, Casa Royale, located at Plot No. GH-10, Sector-1, Greater Noida, Uttar Pradesh.
The chargesheet was submitted before the Special Judge (CBI) at the Rouse Avenue District Courts in New Delhi. The development marks another significant step in the agency’s ongoing efforts to investigate alleged cheating, financial irregularities and the diversion of funds in cases involving real estate developers and homebuyers.
According to the CBI, the investigation into the Casa Royale housing project revealed allegations that the builder company and its directors induced homebuyers and investors to invest their money through false assurances and misleading representations. The agency has alleged that the accused obtained financial benefits by resorting to illegal and deceptive means. These allegations form the basis of the chargesheet filed before the competent court.
For many families, purchasing a home is one of the biggest financial decisions of their lives. Homebuyers often invest their lifetime savings, take long-term housing loans and make substantial financial commitments with the expectation of receiving their promised residential properties. When a housing project becomes the subject of alleged fraud or financial misconduct, buyers may face considerable uncertainty, financial pressure and difficulties in securing the homes for which they have paid.
The CBI’s investigation aims to examine the alleged activities associated with the Casa Royale project and establish the facts surrounding the transactions under scrutiny. The agency has stated that substantial evidence was uncovered during the investigation, following which the chargesheet was filed under relevant provisions of the Indian Penal Code relating to criminal conspiracy, cheating and criminal breach of trust.
The filing of a chargesheet represents the investigating agency’s formal presentation of its findings and allegations before the court. The court will examine the matter in accordance with the law, and the allegations against the accused will be subject to judicial determination.
CBI Continues Investigation into 30 Other Homebuyers Fraud Cases
The latest case is part of a broader investigation being conducted by the CBI into alleged fraud involving homebuyers and real estate developers in different parts of the country. The agency is currently investigating another 30 cases registered following directions from the Supreme Court of India.
These cases involve various builder companies and unidentified officials of financial institutions. The investigations concern allegations of cheating homebuyers and the diversion of funds, raising questions about financial accountability and the handling of money collected from people investing in residential projects.
The involvement of financial institutions in some of these cases also highlights the importance of examining financial transactions, the movement of funds and the possible role of individuals or organisations where evidence indicates potential wrongdoing. Through these investigations, the CBI is seeking to establish the circumstances surrounding the alleged offences and determine whether criminal liability can be established against the persons concerned.

The filing of the 19th chargesheet demonstrates the continued progress of the agency’s investigations into alleged homebuyers fraud. Each case is being pursued through the legal process, with the evidence gathered by investigators placed before the competent court for further proceedings.
Focus on Accountability and Protection of Homebuyers
Homebuyers fraud cases can have far-reaching consequences for individuals, families and the wider housing sector. Apart from financial losses, affected buyers may experience prolonged delays, uncertainty over property ownership and difficulties in recovering money invested in projects. Such situations can also affect public confidence in real estate transactions and the institutions involved in financing or supporting housing developments.
The CBI has reiterated its commitment to ensuring accountability in cases involving economic offences, corruption and public fraud, particularly those that adversely affect ordinary citizens and homebuyers. The agency’s investigations are intended to examine alleged violations, identify the persons responsible where supported by evidence and present the findings before the judicial authorities.
The latest chargesheet against Earthcon Universal Infratech Pvt. Ltd. and its directors is another development in this continuing effort. With 30 additional cases still under investigation, the agency continues to examine allegations involving multiple real estate companies and financial institutions.
The proceedings in these cases will determine the facts and legal responsibility of the accused in accordance with the law. The developments also underline the importance of transparency, responsible financial practices and accountability in the real estate sector, where the financial security of countless families may depend on the proper handling of their investments.
