CBI Files 18th Chargesheet in Homebuyers Fraud Cases Against MKHS Housing LLP, Indiabulls Entities and Their Directors

New Delhi, 4 August 2026: The Central Bureau of Investigation (CBI) has filed its 18th chargesheet in its ongoing investigations into alleged large-scale fraud involving homebuyers across the country. The latest chargesheet has been filed against M/s MKHS Housing LLP, its designated partner, M/s Indiabulls Distribution Services Limited (now known as M/s Indiabulls Nests Limited), its directors and officials, as well as M/s Indiabulls Investment Advisors Limited (now known as M/s Indiabulls Urban Residency Limited) and its directors.
The case relates to alleged fraudulent activities associated with a housing project located in the Rajarhat Town Area of North 24 Parganas district in West Bengal. The chargesheets have been filed before the CBI Special Court-II at Alipore, North 24 Parganas, West Bengal.
The latest development marks another step in the CBI’s wider investigation into alleged cheating, financial irregularities and the diversion of funds connected with residential housing projects. The agency is examining allegations that certain real estate developers, in association with officials of non-banking financial companies (NBFCs), misled homebuyers and investors through false assurances and deceptive representations.
For many families, buying a home involves investing years of savings and taking on long-term financial commitments. Allegations of fraud in the real estate sector can leave buyers facing uncertainty about their investments, the status of their properties and their financial future. The CBI’s investigation aims to establish the facts surrounding the alleged wrongdoing and bring the cases before the appropriate courts.
Alleged Fraud Involving a Housing Project in West Bengal
According to the CBI’s investigation, MKHS Housing LLP and the other entities named in the chargesheet allegedly engaged in fraudulent activities relating to the Rajarhat housing project. The agency has alleged that the accused builder company and its directors, in conspiracy with officials of NBFCs, induced homebuyers and investors to invest money by making false promises and misleading representations.
The investigation reportedly uncovered substantial evidence relating to the alleged offences. Based on its findings, the CBI filed the chargesheet before the competent court under relevant provisions of the Indian Penal Code concerning criminal conspiracy, abetment, cheating and criminal breach of trust.
The allegations relate to the manner in which homebuyers and investors were allegedly persuaded to part with their money and the financial benefits that were reportedly obtained through deceptive and unlawful means.
The involvement of multiple corporate entities and their directors and officials makes the case an important part of the agency’s broader efforts to examine alleged financial misconduct in the real estate sector. The court will consider the evidence and allegations in accordance with the law, and the guilt of the accused has not been established merely by the filing of the chargesheet.
CBI Continues Investigation into 31 Other Homebuyers Fraud Cases
The latest chargesheet is part of a larger investigation being conducted by the CBI into alleged fraud involving homebuyers across India. The agency is currently investigating another 31 cases registered following directions from the Supreme Court of India.
These cases involve various real estate development companies and unidentified officials of financial institutions. The investigations concern allegations of cheating homebuyers and the diversion of funds collected in connection with housing projects.
The cases highlight the complex challenges associated with investigating alleged financial misconduct in the property sector. Such investigations may require authorities to examine corporate transactions, financial records, agreements with buyers and the movement of funds between developers and financial institutions.
By investigating these matters, the CBI is seeking to establish the circumstances surrounding the alleged offences, identify the individuals who may have played a role and present the available evidence before the appropriate courts.
Seventeenth Earlier Chargesheets Filed Against Other Real Estate Companies
Before filing the latest chargesheet, the CBI had already filed 17 chargesheets against several real estate companies, their directors and, in certain cases, officials of banks and financial institutions.
The companies named in the earlier chargesheets include M/s Rudra Buildwell Constructions Pvt. Ltd., M/s Dream Procon Pvt. Ltd., M/s Jaypee Infratech Ltd., M/s AVJ Developers (India) Pvt. Ltd., M/s CHD Developers Pvt. Ltd., M/s Sequel Buildcon Pvt. Ltd., M/s Logix City Developers Pvt. Ltd., M/s Manju J Homes India Ltd. and M/s Shubhkamna Buildtech Pvt. Ltd.
The list also includes M/s Ninex Developers Ltd., M/s Decent Buildwell Pvt. Ltd., M/s Rudra Buildwell Projects Pvt. Ltd., M/s Ithaca Estate Pvt. Ltd., M/s LGCL Urban Homes (India) LLP, M/s Saha Infratech Pvt. Ltd. and M/s Ozone Urbana Infra Developers Pvt. Ltd.
The filing of the 18th chargesheet against MKHS Housing LLP and the associated Indiabulls entities represents a further development in the agency’s ongoing efforts to investigate alleged wrongdoing involving homebuyers and financial institutions.
Through these cases, the CBI is examining allegations against different companies and individuals to determine whether criminal offences were committed and whether those responsible can be held accountable under the law.
Protecting Homebuyers and Strengthening Accountability
The real estate sector plays an important role in meeting housing needs and supporting economic development. However, allegations of fraud and financial irregularities can seriously affect the confidence of homebuyers who rely on developers to fulfil their commitments.
When buyers invest their savings in residential projects, they expect transparency, accurate information and responsible handling of their money. Alleged cheating, misleading assurances or the diversion of funds can cause financial hardship and prolonged uncertainty for individuals and families.
The CBI has reiterated its commitment to ensuring accountability in cases involving economic offences, corruption and public fraud, particularly those that adversely affect ordinary citizens and homebuyers.
The agency’s ongoing investigations aim to examine alleged financial misconduct, trace relevant transactions and bring the findings before the judicial authorities. The filing of the latest chargesheet is another step in this process.
As investigations continue into the 31 other cases, the CBI remains focused on examining the alleged role of real estate companies and financial institutions in matters involving homebuyers. Further proceedings will determine the facts and legal responsibility of the accused in accordance with the law.
